We are experienced in all phases of property management.
In a strategic alliance with Orlando Rentals we can help with the solicitation of tenants, marketing, screening of applicants, execution of lease agreements, coordination of maintenance, and evictions are just some of the services we provide. You will be pleased with our professional group managing your investment property.
We find and qualify the tenant first.
Our unique approach is that we will market your home before we ask you to sign a yearly contract with us. Other companies won't lift a finger until you sign a binding long term contract. Additionally, we do not charge you "up front" marketing fees nor do we require you to sign a contract before we locate an appropriate tenant. We find and qualify the tenant first.
We have a very reasonable service fee which serves for 12 months of management and is prorated in a refund if the lease terminates early.
Our Services includes the marketing on several web sites including our own, advertisement in publications, rental Open Houses, criminal, credit and eviction background checks, verification of employment rental history and income, Initial walkthrough, move-in/ move-out inspections, Master Photo Inventory CD, lease preparation with addendums and required deposit disclosures, conduct compliance inspections on your property, repairs, serve eviction notices and arrange for an attorney in the event of an eviction.
We are on call with tenants in the event of an issue or emergency. We manage it like we own it and We do this for a period of 12 months.
Repairs are ordered on an ala-cart basis. Small jobs done by our staff; large ones are subcontracted by outside vendors. Repair limits are set by you. Meaning we will gladly repair an item automatically without contacting you for permission up to _____ (your specified limit). Most owners feel comfortable with $150 limit.
These issues are taken care of automatically, and then billed to you. Any repair above the set limit would require a written approval from you via e-mail.
Large repairs would require prior written permission from you following an estimate. Generally the sub-contractor is paid by you, the property owner.
Preventive maintenance service is offered at a reasonable cost. We will send you E-mails through out the year. During different Florida seasons, various services are offered.
For example, house pressure cleaning, insect prevention, air conditioner coil cleaning, yearly window cleaning, deep spring cleaning and many other services designed to protect the value of your investment. Preventative maintenance is optional and all services are tax deductible.
Leases are renewed yearly, unless you instruct otherwise. Upon renewal the tenant will be reevaluated and contracted again. The management fee would then be due for the following renewal-year of management service.
